Our strategic approach focuses on acquiring properties that possess inherent inefficiencies or deficiencies, whether physical, operational, or occupancy-related. Our value-add strategy is to acquire at an attractive basis and unlock and/or enhance each property's intrinsic value through a comprehensive series of improvements. These initiatives typically include capital expenditures (CAPEX) for property enhancement, optimizing management operations, adjusting rents to market rates upon lease renewals, and effectively filling vacancies.
What do we look for?
Property type: Class B and C industrial/flex
Property size: +/- 15,000-50,000 square feet
Property condition: Value-add in need of light to substantial renovation
Property occupancy: Vacant or occupied with less than 12 months remaining lease term
Tenant type: Single or multi
Property attributes: Yard space/additional acreage is desirable, sufficient parking, drive in and dock high door preferrable, minimum 16' ceiling height (minimum eave 12')
Market locations: Cities with populations above 35,000 and growing in Georgia, Alabama, South Carolina, Tennessee, and Louisiana
Interstate corridors: Along the I-10, I-20, I-65, I-75, and I-85 corridors
